About NCS
NCS is a specialist building contracting organisation which was formed in January 2002 under the Northern Construction Solutions name, although everyone quickly used the abbreviated version of NCS!
Managing Director Sean Anderson’s aim was to create an organisation that was client focussed, reliable, innovative, and forward looking, delivering what was promised and a company that its clients could trust with even their most complex projects.
Over the years, NCS has developed a strong track record in several sectors, including Education, Healthcare, Sport & Leisure, Community & Amenity and Heritage.
Across all the sectors we have considerable experience of and specialise in the delivery of commercial refurbishment projects where there is a significant element of conversion, alteration, adaptation, extension, and redevelopment of facilities where we can ‘lean into’ and use our heritage skills.
NCS have the proven capability to undertake projects to a high standard of quality and safety, often within ‘live’ environments.

Education Case Studies
Egton Primary School
Whitby
This project involved internal alterations to form a new mezzanine floor to create new offices, teaching area, reception and stores.
The works included the demolition of the existing ground floor partitions in the location of the school entrance and communal areas, the formation of a new mezzanine floor supported off a structural steel system with floating columns, construction of new staircase, internal walls, partitions and glazed screens, bespoke storage cupboards and reception furniture, mechanical, plumbing and electrical installations and decoration throughout. In addition a number of doors and windows were replaced using traditional box sash construction to comply with Conservation Area requirements.
The works were carried out to a very strict timescale to minimise disruption to the normal operation of the school, within budget, with no safety incidents and to the satisfaction of the Client.
Hotspur Primary School
Newcastle upon Tyne
This project was procured through the Newcastle City Council General Building Maintenance Framework by competitive tender for Phase 1 on a Price (65%) / Quality (35%) basis. The works comprise a range of improvements and remodeling to form new internal spaces and upgrade existing internal and external areas. Phase 2 was negotiated with NCS based on our excellent performance on Phase 1 and the Council and School’s desire to work with NCS again.
The works in Phase 1 involved the demolition of internal walls to allow remodeling of the space, followed by the transformation of the internal courtyard into a staffroom, including construction of an independent glazed lantern roof, foundations and concrete slab floor. New and replacement doors were provided, and new learning pods and IT facilities. A new entrance foyer and reception office was constructed at the south-east corner of the area with associated external hard landscaping works. Phase 2 works were the creation of new teaching space for the nursery and reception classes through the removal of existing internal and external walls to expand the available space.
The works were been carried out within a very busy and congested school environment, necessitating close and open co-operation with the Client and Design Team to ensure all alterations to the original scope of works were accommodated whilst minimising the impact upon the school users, the budget and the project timetable.
By working closely with the Client to fully understand the project’s inherent challenges NCS were able to successfully hand over a high quality project, on time, within budget and without any safety incidents.
Nunthorpe Primary School
Middlesbrough
The works comprised two single storey extensions to the front of the School to provide a new ICT Suite / Out of School Club classroom, school office, secure lobby, Head Teacher’s office, tea prep area and a single storey extension to the side of the School to provide a new lobby cloaks area and a covered external play / store area.
The works also comprised internal alterations and refurbishment of existing classrooms and ancillary areas to accommodate the re-allocation of teaching spaces and associated external works to provide new hard and soft playing surfaces and extensions / alterations to existing footpaths and car parking areas.
This project involved close and open co-operation with the Client and the Design Team to ensure that all alterations to the original scope of works whilst ensuring that the project was affordable and within an acceptable programme duration.
The works were carried out within a very busy and congested school environment, requiring careful planning and co-ordination of construction activities to minimise the impact and disruption to the School Users.
By working closely with the Client to fully understand the project’s inherent challenges NCS were able to successfully hand over a high quality project within budgetary and programme requirements and without any safety incidents.
Healthcare Case Studies
Brookfield Care Home
Lazenby, Middlesbrough
The works consisted of both internal and external work including modification and refurbishment to Brookfield House, Lazenby. The scheme will provide an improved facility for day users and facilities for specialist respite care to give families and carers a break.
- The works consist of:
- Additional single storey side extension – 4no bedrooms with en-suite, one for respite care
- Rebuild of front bedroom extension
- Refurbishment of 2no existing rooms
- General internal alterations and refurbishment to lounge, sensory rooms & other services.
- General external works to the garden area to provide more seating and sensory facilities and drainage alterations, and parking provisions.
NCS took great care in ensuring the works were safely undertaken within a live care home environment and within a residential area.
Funding for the works came from the Department of Health’s Dementia Friendly Environments fund.
Freeman Hospital NCCC
Newcastle upon Tyne
The works involved providing temporary partitions and screens to isolate the work areas, protection of specialist equipment, strip out, mechanical and electrical installations and the reinstating of the finishes to each area.
The works were carried out in a live hospital environment and required careful planning, organisation, co-ordination, culture and communication in conjunction with the various departments within the hospital.
The hospital services remained fully operational throughout the works.
New Neuro Orthopaedic Unit
Troutbeck Road, Sheffield
Troutbeck is a 3 storey neuro orthopaedic rehabilitation and care facility comprising 23 private residential bedrooms on the upper floors whilst on the ground floor there is a public space, gymnasium, hydrotherapy pool, double height café with covered terrace, kitchen and staffing.
The stage 1 tender comprised a quality and price submission including a programme with priced preliminaries breakdown and stated overheads and profit percentage for subcontract work packages.
During stage 2, the NCS approach was to form a relationship as an integrated partner working with the design team and to have an open book policy to subcontract work package quotations and build ups. NCS provided valuable construction input to successfully incorporate the timber frame and pre-manufactured pool elements into the overall design and also an efficient buildable solution for the foundations constructed off an existing concrete slab. The cost plan was developed from our open book approach to subcontract work package quotations and NCS contributed to the value engineering savings that enabled a contract sum to be successfully agreed.
Sports & Leisure Case Studies
Harbour View
Seaham
The construction of the development was a steel frame with masonry external leaf with render and artstone detailing, composite metal/concrete upper floors and slated pitched roof with dormers, rooflights and photo voltaic panels, pcc staircases, lift shaft and blockwork internal walls. The windows, doors and shopfronts were aluminium powder coated.
The works were particularly challenging, subject to many changes to the Employers Requirements and involved a number of planning amendments.
The works were carried out during Covid-19 lockdown and the subsequent restrictions introduced additional challenges.
Working closely with the Client and the Design Team, the project was completed successfully to a high quality with no safety incidents.

Willowburn Sports & Leisure Centre
Alnwick
This project was procured on a two stage tender process to reduce the overall design and construction period and benefit from a quicker start on site. This allowed NCS to provide input into the buildability and site organisation due to works being carried out in a ‘live’ working environment within the existing leisure centre.
The 2nd stage of the tender process was agreed on an ‘open book’ basis. This process proved successful as a value engineering/cost saving exercise was required in order to meet the Client’s budget constraints.
The project included:
- Demolition of a retaining wall
- Construction of a single storey studio
- Plant room
- Kitchen
- Associated external works
The building was constructed using a timber glulam post and curved beam structure, stone cavity wall and an aluminium curtain wall façade with a brise soleil.
The project was completed to a high standard of quality, on time and within budget and with minimal disruption to the day to day activities of the existing leisure centre.
Community & Amenity Case Studies
1950’s Aged Miners Homes & Police Houses
Beamish Museum
The works to the Aged Miners Homes includes the following:
- Construction of external and internal walls
- Installation of block and beam floor
- Construction of fireplaces and chimneys, including flue systems
- Sand/cement render to external masonry
- Formation of 2 Veranda’s and entrance loggia
- Formation of trussed roof structure and covering with clay tiles over a sarking membrane.
- Installation of surface water and foul drainage systems
The scope of works to the Police Outhouses includes:
- Construction of foundations and masonry walls to the superstructure
- Construction of floor slab
- Installation of pre-cast concrete roof slab
External works include the foundations and construction of masonry boundary walls and walls to Police Room ramps.
Phase 2 included the fit out of the buildings to suit the 1950’s style and includes a space for people living with dementia or other long-term health conditions.
Herrington Country Park Cafe
Herrington
This project was set amongst the acres of beautiful parkland. The work involved a change of use from existing workshop to a new café area.
Included within the project was the remodelling of the existing café to create additional space. This included space for a new kitchen, storage areas and WC facilities to enhance the café. The project also required a new entrance area and treatments to the elevations.
An extension to the existing terrace was also required to create additional outdoor seating area.
The park was open to visitors throughout the term of the contract. We completed the project with no safety issues and within the required timescales without any loss of quality.
Newbiggin Maritime Centre
Newbiggin by the Sea
The centre houses two major pieces of Newbiggin’s maritime history, the restored ‘Mary Joicey’ Lifeboat and a local Coble fishing boat the ‘Girl Anne’ and provides interpretation of the relationship of Newbiggin and its people with the sea.
NCS tendered this Project on a two stage tender & were appointed as preferred contractor after the first stage and worked with the Client and Design Team to produce a firm cost and contract sum for the Maritime Centre. To establish a Contract Sum that met the Clients budget expectations, a value engineering exercise was necessary which gave a reduction of some 30% from the original price. Once an agreed Contract Sum was established, the Design Team was novated to NCS and the construction phase design and drawings were developed with the Design Team.
NCS’s role included:
- Demolition of an existing brick structure including removal of asbestos
- Bulk excavation
- Reinforced concrete foundations, retaining walls, ground floors and roof slab
- Surface and foul Drainage, New pumping Station and pumping main
- Brickwork and block-work
- Erection of a steel frame; Roofing, cladding, curtain walls and rendering
- M&E incorporating air source heat pumps, solar panels and photo voltaic panels
- External works and alterations to existing car park facilities
- Installation of incoming services for electric, BT and water
The building incorporates an education/meeting/conference facility, retail space, a ticket sales desk and a cafe/restaurant.
The works were completed to a high standard of quality, on time, to budget and without any safety incidents.
Heritage Case Studies
9-17 Collingwood Street
Newcastle upon Tyne
The building was constructed between 1890-91 and was formerly occupied by Allied Irish Bank on the basement and ground floors with offices on the upper floors. The building has been vacant since 2013 which has resulted in the building falling into disrepair with significant deterioration.
Internal alterations include removal of part structural and partition walls, provision of new partition walls, damp proofing within the basement and installation of new lift.
The proposals include remodelling of the rear façade roof alignment between 2nd and 3rd floor levels to create Duplex Apartments, erection of extension to house extended fire escape, erection of Juliet balconies, installation of mechanical and electrical services and extensive soundproofing.
The works include masonry works, leadwork, slating and refurbishment and protection of fireplaces, glazed cupola, plaster finishes, cornices and skirting to ensure the characteristics of the building are preserved.
Old Newcastle
Newcastle upon Tyne
The contract, which benefitted from Heritage lottery funding is for alterations to the Black Gate and Castle Keep including external works.
The works primarily comprise the sympathetic refurbishment of the Black Gate to provide a mix of office accommodation and display space to enable the building to operate as a Museum/Visitor Attraction, which included demolition and alteration of the existing masonry fabric, traditional plaster repairs, repairs to existing timber windows and doors, new partitions, mechanical and electrical installations and general finishes to floors, walls and ceilings.
The works also comprised the construction of an external lift shaft – a steel framed structure with oak cladding. In addition traditional oak access bridges were replaced.
This project involved close and open co-operation with the Client, the Design Team and the End User to ensure that all alterations were carried out as the specification, within budget and programme.
Sunderland Minster
Sunderland
Works included:
- Replacement of defective lead sheet roof and associated timber-work
- Repairs to pitched slate roof roofs and associated lead flashings
- Internal refurbishment of the kitchen and Male WC
- Provision of new kitchen ventilation system
- General refurbishment of cafe and first floor office
By working closely with the Client to fully understand and appreciate the project’s inherent challenges, NCS were able to successfully hand over a high quality project, on time, within budget and without any safety incidents.
The Minster Church of St Michael & All Angels & St Benedict Biscop
Sunderland
- New ventilated and insulated lead covering to the north aisle roof including parapet gutter re-lining
- Valley replacement and slate repairs to the north nave and north transept west facing pitched roofs
- Overhaul and decorate north nave and north transept west facing gutters and downpipes and north aisle parapet hoppers and downpipes at lower level
- External re-pointing of north aisle masonry at high level
- De-shaling, re-pointing and replacement stonework to all tower elevations
- Replacement hood moulding to the west gable window
- Upgrade lighting to the north outer aisle rooms 1 and 2
- Clean north outer aisle rooms 1, 2 and 5 windows
- Redecoration of north outer aisle rooms 1 and 2
Working closely with Client, and based on previous experience on this site, understanding the inherent challenges, enabled NCS to successfully hand over a completed project, on time, within budget, to a high quality and with no safety incidents.
