Oswald Property Services is a specialist building contracting organisation delivering a broad range of property repairs on commercial projects, often smaller in size and nature.
Since its formation in 2002, NCS Ltd had undertaken all property repair projects alongside its other projects in other operating sectors.
It became obviously apparent that our work in the property repair sector needed to have its own identity and so in 2023, Oswald Property Services was formed.
We wanted to provide our clients with a dedicated service with a team that could focus on delivering projects without the distraction of other projects with competing priorities and demands on resources.
Relying on our extensive experience gained since NCS Ltd was formed in 2002 on a whole range of projects across multiple commercial sectors, in Oswald Property Services, we now have a dedicated focus on delivering projects in the property repair sector that requires outstanding performance, service and quality.
Over the years we have developed a strong capability to deliver property repairs and smaller projects that include alteration and upgrades, structural repairs, envelope repairs, void and dilapidation repairs and works of a smaller nature.
We recognise that these projects can often be neglected due to their size and scope, however, we work hard to ensure that all our client’s projects receive the same level of outstanding attention, care, professionalism and commitment.
Further Development
At the beginning of 2025, to reflect our customers’ requirements, we refined the business further, effectively creating two divisions: Oswald Projects and Oswald Windows and Door Installations, which includes timber, aluminium, uPVC window and door replacements as well as fire rated door installations, for which we hold BM Trada accreditation.


Case Studies
Haven Court – End of Life Care Facility
South Shields

The works comprised the internal modifications and external works at an existing dementia care facility to create a new End of Life Care facility.
The works included:
- Demolition & soft strip
- Forming openings & structural alterations
- New ceilings & partitions
- New internal doors & reception desk
- New external doors & windows
- Mechanical & electrical installations
- New floor & wall finishes
- Fencing and decking
The works were undertaken in an occupied building and required careful planning, management and control of all operations to ensure that the operations of the clinical setting were not disrupted. Close liaison with the users of the building was required on a day to day basis.
Sunderland Homes
Sunderland

This project for Sunderland Homes involved the internal refurbishment of the property and installation of a concrete footpath to the front of the property.
The works involved:
- Installation of concrete footpath
- Installation of new kitchen units
- Installation of new bathroom units
- Boiler service and check of existing heating system
- Electrical Installation Condition Report
- Installation of carbon monoxide, smoke and heat detectors
- Installation of security light to rear of property
- Decorative finishes
STEPS Wet Room
Sheffield

This project for STEPS Rehabilitation Limited involved the survey, investigation and rectification of a drainage problem from the wet rooms into the adjacent bedrooms.
The works included:
- Removal of existing floor coverings
- Repair/replace damaged substrate.
- Replacement of damaged skirtings
- Creation of falls using renovation screed
- Incorporation of bump strip
- Laying new Altro flooring
- Decoration
The works were carried out in an occupied and fully operational building in a clinical setting which required careful planning, management, co-ordination, and control of the works.
So as not to disrupt the operation of the unit the works were carried out on a room-by-room basis between patient occupancy.
Kenmor Bungalow
Bishop Auckland

Working closely with our sister company, NCS Ltd, Oswald Windows & Doors provided the fenestration requirements to the Kenmore project, which involved the demolition of an existing bungalow, and the construction of a substantial 2-storey dwelling including garage, landscaping and gated entrance.
The works included:
- Supply and installation of aluminium windows in Anthracite on white
- Supply and installation of curtain walling to north and south elevations
- Supply and installation of doors with satin obscure glass
- Supply and installation of 4 and 5 leaf bi-folding doors
Northallerton Methodist Church
Northallerton

Northallerton Methodist Church, built in Gothic Style and established in 1865, plays an important role in the Northallerton and surrounding communities. The overall project included extensive refurbishments within the building, remaining sympathetic to its character and structure.
The works included:
- Removal and replacement of arched windows
- Strip out gas boiler and radiators
- New suspended ceiling to hall
- New lighting and heating to hall
- New radiant heating panels to church
- New electric water heaters throughout
- New Air Conditioning units throughout
The work was scheduled so as not to interfere with the periods of worship and was completed on time.
Working closely with our sister company NCS Ltd., Oswald Windows and Doors were responsible for the removal and replacement of the arched windows.
Marketplace Toilets
Blyth, Northumberland

As part of the £95m ‘Energising Blyth’ regeneration programme, the Market Place Toilets project set out to transform the public conveniences in the Blyth Marketplace.
The works included:
- Supply and installation of a vented aluminium door that provides disabled access
- Supply and install of a shaped window into the roof, manufactured in a bespoke green to compliment the colour scheme of the rest of the building
- Demolition of internal blockwork and new cubicle walls installed
- New flooring
- New fixtures and fittings including toilets and washbasins
- New rendered external blockwork walls
- Roof cleaned
- Decorations throughout
Alongside our sister company NCS Ltd., Oswald Windows and Doors were responsible for the specially configured window installation.
